Large Residential Development (New Build & Refurbishment)

Key Responsibilities:

  • Project Leadership & Delivery.
  • Manage all aspects of large residential development projects from conception to completion, including new builds and refurbishments.
  • Oversee a range of activities including design coordination, planning, scheduling, procurement, and site management.
  • Lead the successful delivery of projects valued at up to £50 million, ensuring they are completed on time, within budget, and in line with client expectations.
  • Ensure effective coordination of all stakeholders, including contractors, subcontractors, architects, and consultants, ensuring smooth communication and collaboration across teams.
  • Listed Building & Heritage Expertise.
  • Manage works involving listed buildings, ensuring compliance with conservation regulations and working closely with heritage specialists, local authorities, and planners to maintain the integrity of historical features.
  • Ensure all refurbishments of listed properties are handled sensitively, respecting their cultural and architectural significance while meeting modern-day standards.
  • Project Planning & Budget Management.
  • Develop, implement, and maintain detailed project plans, schedules, and budgets for each phase of the project.
  • Ensure cost control measures are in place and track the financial performance of the project, managing budgets up to £50 million.
  • Prepare regular financial and project progress reports for senior management and clients.
  • Safety & Compliance.
  • Ensure all works adhere to relevant local planning regulations, building codes, and health & safety standards, especially when working with historic structures.
  • Oversee site operations and conduct regular safety audits to minimise risks and ensure a safe working environment for all personnel on site.
  • Quality Assurance.
  • Ensure the highest standards of quality control throughout the project, conducting regular site inspections and addressing any issues proactively.
  • Ensure that all work meets the required standards, from the construction of new buildings to the meticulous refurbishment of listed properties.
  • Problem-Solving & Decision-Making.
  • Proactively address any project-related issues, including delays, budget overruns, or unforeseen challenges, particularly when working with listed buildings and heritage sites.
  • Take decisive action to resolve conflicts or issues that may arise during the construction and refurbishment phases.

Key Requirements:

  • Proven experience (10 years minimum) as a Project Manager within the construction industry, specifically focusing on large residential developments.
  • Strong background in delivering projects involving both new builds and refurbishments, particularly with a focus on listed or heritage buildings.
  • In-depth knowledge of conservation regulations, building codes, and working with local authorities and heritage bodies.
  • Experience managing high-value projects of £50 million or more, with an understanding of large-scale project budgets and timelines.
  • Proficiency in project management software (e.g., Procore, Buildertrend, MS Project, etc.).
  • Strong leadership, organisational, and communication skills, with the ability to manage multiple teams and stakeholders.
  • Bachelor’s degree in Construction Management, Civil Engineering, Architecture, or a related field.
  • Professional certifications (e.g., PMP, RICS, APM, LEED) preferred but not required.
  • Excellent problem-solving skills and the ability to work under pressure.
  • Strong attention to detail and ability to ensure that all project milestones and deliverables are met.
